Residential Home Inspections
A full home inspection provides a complete evaluation of the structure and major systems of the property. This includes:
Foundation and structural components
Roofing system and drainage
Electrical systems (panels, wiring, safety devices)

HVAC systems (heating, cooling, distribution)
Interior and exterior components

General Information

Payment methods accepted: Cash, Check, Electronic Payment
Report delivery: Digital report (PDF) within 24 hours of inspection.
Scheduling/cancellations: Appointments available weekdays and Saturdays. Cancellations or reschedules require at least 24 hours’ notice for full refund.
Travel/Trip fee: May apply for locations beyond service area; quoted at time of booking
Additional services and time-sensitive add-ons must be scheduled in advance where possible
Standard Home Inspection Packages
Single-Family Home (up to 2,000 sq ft) $375— $425 Includes: Exterior, roof, foundation, structural components, attic, insulation, ventilation, electrical, plumbing, heating, cooling, interior systems, and built-in appliances; one inspector; digital report
Single-Family Home (2,001–3,000 sq ft) — $525 Includes: All items in standard inspection; additional time for larger home systems
Single-Family Home (3,001–4,000 sq ft) — $650 Includes: All items in standard inspection; recommended two-person inspection for homes with complex systems
Multi-Level / Custom Homes — Price on request Custom quote provided based on square footage, number of systems, and complexity
Condominiums & Townhomes
Condo / Townhome (up to 1,500 sq ft) — $325 Includes: Interior systems, plumbing, electrical, HVAC, limited exterior/roof access as applicable; association/common-area systems not included unless specifically contracted
Condo / Townhome (1,501–3,000 sq ft) — $395
New Construction Pre-Closing Inspection (Final Walk-Through)
Final Walk-Through Inspection — $295 Includes: Systems and finishes check for deficiencies and incomplete items prior to closing
New Construction Phase Inspections
Phase Inspections (e.g., pre-drywall, pre-insulation) — $250 each Available for each major construction phase; recommended to schedule at key milestones
Re-Inspections
Re-Inspection (single follow-up visit) — $125 Includes verification of repairs/deficiencies identified in prior inspection report; requires original report
Specialty Inspections & Add-Ons
Detached Structure / Garage Inspection — $95 For separate detached buildings beyond main structure
Commercial Inspections
Small Commercial / Retail (up to 5,000 sq ft) — Starting at $650 Custom quotes for larger or specialized commercial properties
Additional Fees & Conditions
Weekend or After-Hours Appointment — Additional $75
Same-Day Report Rush — Additional $50 (reports still subject to minimum quality review)
Mileage/Travel Fee — Applies outside standard service area; quoted at time of booking
Cancellation Fee — Full refund if canceled 24+ hours in advance; within 24 hours or no-show may incur 50% fee
Accessibility limitations: If inspection access is limited (locked areas, unsafe conditions, inaccessible attic/roof), additional charges may apply for return visits
